The design strategy centered on turning a small coastal property into a more complete residential asset: expanding the structure, sharpening the architecture, and aligning the finishes, systems, and interiors around a higher-value end use.

The project required tight coordination across architecture, permitting, interiors, and owner-side decision-making to keep the redevelopment moving toward a finished product that felt intentional, durable, and market-ready.

The completed property transformed a 1-story, 2-bedroom / 2-bathroom home into a 6-bedroom / 5-bathroom coastal residence with an attached ADU, outdoor kitchen, private yard, upgraded systems, and flexible use potential.

The project went under contract within 10 days of listing and sold in under one month for $3.6M at roughly $1,030 per sq. ft., placing it among the top Pacific Beach single-family home sales by both sale price and price per square foot over the prior 12 months.
